我在登陸曼城幾天，就遇到前租客廢棄物沒清、浴室漏水、床沒有床板的誇張狀況。
房仲交屋時說「會盡快處理」，但已經三、四天沒有音訊。
這個時候，你會怎麼做呢？
比起傳送簡訊、打電話，寫 e-mail 其實是最好的方法，因為 e-mail 是清楚的溝通紀錄，若到時真的有服務不周甚至糾紛，都是很好的法律證據。
在英國生活，會很常需要寫 e-mail 和房東、行政官員或業者溝通，然而跟英國人最有效的溝通方式不是像在加拿大一樣「萬般客氣」，一直說 sorry 和 thank you，而是「拿出高度和教養」、「禮貌但堅定」。
英國人不吃「愛吵的孩子有糖吃」這套，但如果你的文字表現出「自己是高水平，有溝通協調能力」，他們通常會加倍重視，願意優先處理。
以下是房仲說好三天要送來新的床具、處理廢棄物、修好漏水，但卻遲遲沒動靜時我寫的 e-mail，結果 e-mail 一出，隔天就處理好了。
以下是我寫給房仲的 e-mail：
Hi ________,
I hope you're having a good weekend.
I’ve now settled in, but there are a few urgent matters regarding the property that need your immediate attention to make the flat more habitable:
1. Rubbish Removal: I have sorted out the unwanted items of the previous tenant and gathered them in the corner. Could you please arrange for their disposal as soon as possible?
2. Bed Frame: It is quite difficult to sleep on a mattress directly on the floor. Could you please prioritize the delivery and assembly of the bed frame?
3. Shower Leak: The shower screen is missing the seal (waterproof strip), causing significant leaking whenever I shower. I have to spend a lot of time mopping up the floor to prevent water damage. Could you please arrange for a repair technician to fix this soon?
I would appreciate it if you could provide a timeline for when these will be resolved.

我們來分析幾個重點。
- 第一句用 I hope you're having a good weekend. 以禮貌和問候開頭，先禮後兵，不要一劈頭就叫別人幫你做事，印象會好很多。
- 使用 urgent matters, need your immediate attention 理性地告訴對方「這件事很緊急」。
- 使用列點式呈現每個問題，讓對方更易讀、知道有幾件事要處理。
- I would appreciate it if you could provide a timeline. 是禮貌且有效跟對方要期限的說法，避免對方一拖再拖。
- 用 Regards 而非 Best regards 收尾，代表「我公事公辦，不給溫度」。
結果這封信一出，原本辦事有些傲慢、拖沓的房仲，隔天就安排了傢俱公司送床架，也打電話請技工來處理漏水問題。
在不同的國家，抓準對方的文化習慣來撰寫 e-mail，真的是很重要的技能，也是解決問題最有效率的方式。
